The first quarter of 2025 has seen notable shifts in buyer interest across New South Wales, reflecting a broader trend towards lifestyle-led choices and regional expansion. Sydney’s north-west remains a focal point. Rouse Hill surged in activity this quarter, reflecting increased demand in master-planned areas with improving public transport access. Box Hill and Austral also continued their upward trend, reinforcing the appeal of suburbs along the Hills and South West Growth Corridors.

Meanwhile, the Northern Rivers region has emerged as a major drawcard, with Kings Forest taking the lead this quarter. Buyers appear to be embracing coastal proximity combined with more affordable land offerings. Similarly, Warnervale on the Central Coast has attracted fresh attention, likely benefitting from its connectivity and community-focused development pipeline.

Although Bringelly and Leppington had been top performers in late 2024, both saw a cooling in Q1 2025 as demand stabilised and available stock was absorbed. However, this may just be a short-term shift as infrastructure projects in the Western Sydney Aerotropolis continue to roll out. At the same time, Gledswood Hills made a strong debut on buyer radars, suggesting that smaller, curated estates with lifestyle offerings are becoming more desirable.

Suburbs like Castle Hill and Cobaki Lakes saw limited movement this quarter but may become more active later in the year depending on future land releases.
