Queensland’s land market continued to evolve through the first quarter of 2025, with movement across both established growth corridors and up-and-coming regions. As buyers remain focused on affordability and future liveability, a number of South East Queensland suburbs have emerged as hotspots for residential land enquiries.

One of the biggest shifts this quarter has been the rise of Upper Caboolture, which attracted strong interest following a quieter Q4. Alongside this, Park Ridge maintained its momentum across the Logan growth corridor, continuing to appeal to families and investors drawn by ongoing infrastructure development and strong transport links. Morayfield also remained prominent, showcasing steady demand thanks to its balance of affordability and connectivity to both Brisbane and the Sunshine Coast.
In contrast, suburbs like Bahrs Scrub and Deebing Heights, which saw higher activity in late 2024, stepped back from the spotlight this quarter. This could be attributed to shifting buyer focus further north and west, where larger land lots and emerging estate options are offering greater value.
Interestingly, Pimpama and Logan Reserve both rebounded in Q1 after a dip in December, reaffirming their position as consistent performers in the Gold Coast to Logan corridor. Meanwhile, newer entries like White Rock suggest that buyers are continuing to explore less saturated areas on the urban fringe.
