South Australia’s new-homes market continued to demonstrate steady growth and resilience through Q3 2025. Enquiry volumes remained strong, buoyed by improved buyer sentiment, rate adjustments, and ongoing state housing initiatives designed to support both first-home buyers and upgraders. Market activity remained above the annual average across multiple metrics, reflecting consistent buyer engagement and confidence.
Unique Audience Trends
Nationally, OpenLot’s unique audience reached a record 162,059 users in September 2025, a 21% increase compared with Q2. This uplift reflects growing confidence across Australia’s new-homes market, supported by lower interest rates and renewed seasonal activity.
South Australia mirrored this national pattern, with traffic strengthening through July, August, and September as buyer interest continued to build.

Enquiry Trends
Enquiry levels in South Australia remained strong throughout the quarter, contributing to a quarter-on-quarter increase.
Recent rate cuts and the expansion of government incentives played a central role in sustaining buyer demand. Both metro and regional areas benefited from the uplift, with Adelaide’s northern and southern corridors showing particularly high activity during August.

Buyer Types
Owner-occupiers accounted for 41% of all enquiries, up from 35% in Q2. First-home buyers followed closely at 47%, demonstrating the continued impact of affordability support and first-home incentives.
Investors made up 14% of enquiries, slightly down from 16% in the previous quarter, while builder-buyer advocates held a stable 2% share.
Among owner-occupiers, 47% were upsizing, 24% downsizing, and 29% relocating, reflecting diverse life-stage motivations within the segment.

Timeframe to Purchase
Purchase intent has become more immediate across South Australia. The proportion of buyers planning to purchase within one to three months rose to 31%, while 14% expected to transact within one month.
A further 19% were targeting a purchase within three to six months, and 24% anticipated buying within six to twelve months. Only 12% reported a timeline beyond one year.
This distribution suggests higher urgency and a growing confidence among active market participants.

Product Demand
Land dominated buyer interest at 60%, confirming South Australia’s continued preference for detached-living opportunities.
House-and-land packages accounted for 31% of enquiries, townhouses represented 8%, and home designs 1%.
The data show a strong alignment with affordability and lifestyle preferences, with steady interest across both emerging and established suburbs.

Buyer Callback Preference
Immediate contact remains critical for successful conversion.
Around one-third of buyers requested to be contacted as soon as possible, while 20% preferred afternoon callbacks and around 10% indicated morning availability.
Evening contact also performed strongly, matching the “as soon as possible” group in share. This pattern reinforces the need for flexible and responsive follow-up strategies from developers and builders.

Most Popular Enquiry Times
Weekend engagement remained dominant, with Sunday identified as the most active day for enquiries.
The peak enquiry window occurred between 4 pm and 9 pm, consistent with national behavioural patterns where buyers research outside traditional working hours.
This trend underscores the value of automated lead response tools and after-hours engagement options.

South Australia’s Q3 2025 data highlight a healthy and balanced market with strong buyer intent and steady enquiry volumes.
The dominance of land and house-and-land interest, paired with higher deposit readiness and a short decision timeframe, points to a confident buyer landscape as the state heads into the final quarter of the year.
